Designing With the Landscape, Not Against It

Before preparing the masterplan, Wyatt Homes commissioned a comprehensive programme of technical studies to understand the opportunities and constraints presented by Higher Clockhouse Farm.

Rather than asking “How many homes can fit here?” our starting point was “What makes this place special?”

By understanding the landscape, ecology, heritage, trees, watercourses, views, access and surrounding communities, we have developed a masterplan that responds positively to its setting. The proposals have evolved around the site’s natural features rather than replacing them.

A Site Shaped By Nature

Higher Clockhouse Farm extends to approximately 30.9 hectares (76 acres) on the western edge of Bransgore and contains a number of important landscape and ecological features, including:

These are not obstacles to development—they are the features that have shaped the emerging masterplan. Our aim is to retain, enhance and celebrate them wherever possible.

Designed to Reduce Flood Risk

We know flooding and drainage are among the biggest concerns for local residents and Bransgore Parish Council.

That is why flood risk, drainage and water management have informed the proposals from the outset. Detailed technical assessments have helped shape the emerging masterplan, ensuring new homes are carefully located, existing watercourses are respected and surface water is managed responsibly.

Using a sequential approach, the proposed homes are located within Flood Zone 1, avoiding areas of higher flood risk and existing overland flow routes.

Surface water will be managed to reflect natural greenfield runoff rates, helping to ensure the development does not increase flood risk elsewhere. A detailed Flood Risk Assessment and drainage strategy will accompany any future planning application.

Enhancing Nature

The drainage strategy has been designed alongside the landscape proposals to create places that benefit both people and wildlife.

The development is expected to deliver measurable Biodiversity Net Gain through new habitats, woodland enhancement, species-rich grassland, pollinator-friendly planting and improved ecological connectivity. SuDS features such as wetlands and swales will become attractive green spaces that enhance biodiversity while managing water naturally.

Working with Nature

The proposals include a comprehensive Sustainable Drainage System (SuDS) designed to mimic natural drainage, slow the flow of rainwater and reduce flood risk.

The emerging strategy includes swales, attenuation basins, wetland features, infiltration areas and controlled discharge to existing watercourses. Together these features will help manage rainfall naturally, improve water quality, support biodiversity and create attractive green spaces for the community.
