Throughout our early engagement, one message has been clear: if development is to take place, local people want to see lasting benefits for Bransgore.

We understand that. Higher Clockhouse Farm should do more than provide new homes. It should create opportunities for existing residents, strengthen community facilities and deliver long-term social, environmental and economic benefits for future generations.

That commitment lies at the heart of the emerging proposals, ensuring the development supports both new and existing communities.

Supporting Bransgore

Although Higher Clockhouse Farm lies within the Parish of Burton and Winkton in the Bournemouth, Christchurch and Poole Council area, we recognise that Bransgore has its own strong identity and close-knit community.

Our aim is to ensure the proposals deliver lasting benefits for local people, not just future residents. We want to continue working with the Parish Council, local organisations and residents to shape those priorities as the masterplan evolves.

Community Benefits That Last

The emerging masterplan is intended to deliver a wide range of benefits for both existing and future residents, including:

• Up to 50% affordable housing

• Extensive publicly accessible green space

• New walking routes and nature trails

• Children’s play areas

• Opportunities for community facilities

• Potential allotments

• Significant biodiversity and landscape improvements

New homes can also help support local schools, shops, businesses, community organisations and other valued village services by helping to sustain a balanced and thriving local community.

Working with local stakeholders, we are exploring opportunities for local involvement in the long-term management and / or ownership of green spaces and community assets, helping ensure landscapes mature, biodiversity flourishes and facilities continue to meet local needs and deliver benefits locally. 

A Community Shaped by  Local Ideas

As part of the emerging proposals, we are exploring the opportunity to create a new community building or flexible community space at the heart of the development, within the area of the site included below.

Rather than deciding its purpose now, we want local people to help shape how this space could best serve Bransgore, both today and in the future.

The building could provide a welcoming place for residents, local organisations and community groups, complementing the village’s existing facilities while responding to changing local needs.

Potential ideas could include:

  • A community café and meeting place.

  • Flexible rooms for local clubs, societies and charities.

  • Health and wellbeing services, such as visiting NHS clinics, dementia support, diabetes advice or wellbeing sessions.

  • Space for fitness, yoga, pilates or exercise classes.

  • Youth activities and after-school clubs.

  • Community learning, workshops and adult education.

  • A library or book exchange.

  • A mobile banking hub or other visiting community services.

  • Co-working space or business start-up facilities.

  • Space for exhibitions, events and seasonal markets.

  • Outdoor facilities such as a multi-use games area (MUGA), padel or pickleball courts, table tennis, pétanque, outdoor gym equipment or other recreational facilities.

This could become a valuable community asset, serving both existing and future residents while creating opportunities for people to meet, stay active and access local services closer to home.
